Demolition and extension works to existing light commercial industrial unit at Clifton Moor in York

We were approached by Impala Estates to negotiate the demolition and extension works to their existing light commercial industrial unit at Clifton Moor in York. The site is currently occupied by Abracs Ltd, a leading supplier of abrasives and accessories in the UK who import, store and distribute abrasive products. Abracs Ltd requires additional storage space to meet its current business requirement and facilitate future expansion.

The works being undertaken comprise of the following three elements:- the demolition of existing external storage unit, extension of existing industrial/warehouse unit to provide 1807sqm of additional floorspace, and refurbishment of host building and minor site layout amendments to facilitate the proposed extension.

The extension follows a similar form and style to that of the host building, making more efficient use of the space by providing additional floorspace, whilst retaining an operational yard area. Provision of vehicular access doors to the yard area offers much needed delivery and loading points to the new warehouse space.

Dark grey metal sheeting will be used to continue the current profile, whilst adding feature light grey panels to provide surface space for signage and contrasting material types to break up the façade of the new extensions.

The works also include the reconfiguration of emergency exits and roller shutter doors on both the southern and eastern elevations of the building as necessary to accommodate the proposed extension. The host building and proposed extension will utilise the existing parking facilities which are to be adapted to include electric vehicle charging point, cycle parking spaces and disabled parking spaces. An additional area of car parking will be laid out to the southwest of the building in an area of the existing yard.
