Infrastructure and structural works for four-storey apartment block

We were approached BY KDM Construction to undertake a joint venture at a brownfield site on Mill Lane, Heworth in York. The site already possessed planning for a four-storey apartment block with a basement apartment, maximising the full potential of the restrictive plot.
Our remit was to provide a full design & build package for the infrastructure and structural works to accommodate the architectural details provided with the planning.
In conjunction with our structural engineer and piling contractor, we designed a contiguous piling scheme to maintain the integrity of the site, whilst providing a suitable foundation for the steel portal frame that forms the backbone of the entire scheme.
We opted for a portal frame to minimise construction time on site as it facilitates rapid assembly on previously cast foundations and access to all concrete floors, much quicker than would ordinarily be achieved by more traditional construction methods. Furthermore, due to the restrictive nature of the site, we opted for the floors to be permanent steel formwork with in-situ cast reinforced power float finished concrete floors, cast on consecutive days. Again, this minimised disruption to the general public whilst facilitating the means to work on all floors at the same time.
The largest of the apartments, in the basement, is accessed by a private external staircase and occupies almost all of the building footprint and is fully tanked along the full length of the contiguous piling arrangement, but has external window and sliding-door access to a secluded basement patio. All other apartments have private balconies, and are accessed off a communal stairway.
